The Power of One in Real Estate Investing

This past week I had the pleasure of spending two days learning with internationally acclaimed speaker (showman?) and Keller Williams University faculty member Rick Barnes. Among the many things Rick taught me was The Power of One.

The Power of One is the Pareto Principle (or the 80/20 rule) taken to the extreme. Instead of 20% of your activities generating 80% of your results, there is The One thing that is responsible for the overwhelming majority of your success.

Take care of The One and the rest falls into place.

In almost every business, that One is lead generation. In Real Estate, if you spend three hours a day generating leads, you will have an abundance of business.

When you’re a real estate investor, it is the same. Lead Generation – finding properties that match your criteria – is the name of the game. If you have a system in place (advertising in the paper, meeting investors, calling ‘for rent’ signs, working with an investment Realtor and lender) that ensures properties are flowing into your inbox every week, you will always have great investment opportunities to choose from while others search mls.com….

When Investing in Real Estate, Build Your Wealth Team First

To be successful, you should surround yourself with people who know more than you do. This age old maxim applies to real estate investing.

No matter how business savy you may be, it is unlikely that you know the ins and outs of the local Kitchener Waterloo real estate market, investment financing and commercial mortgages, building and fire code by-laws, renovation co-ordination, property management and tenant relations  better than a team of  professionals who specialize in providing the highest possible level of work in their respective areas.

When I am working with investors from outside of Kitchener Waterloo, it is essential that I can introduce them to a team of professionals who can help them successfully invest in and close properties in the area.  Whether it’s a mortgage broker, a flooring guy, a property manager, lawyer or an accountant, make sure you know who is on your team.

Without a team, you’ll be left scrambling to arrange everything and make sure the deals close and the work is done.  Sometimes you can manage this when you’re making a local investment (although I don’t recommend it), but for all of my  out of town investors reading this, it makes your life much simpler.

The Kitchener Waterloo Real Estate market is RED HOT

WOW, what a month!

The Kitchener Waterloo Real Estate Board just released the official market stats for the month of may, and as I suspected, it was another record month for home sales

April 2007 was the first month ever, since computerized records were kept, that more than 700 homes (713 in all) and May smashed that record with 774 homes sold. Incidentally that is 20% more than sold in May 2006, also previously a record month.

As of the end of May, Kitchener Waterloo home sales are up 11% over the first five months of 2006, and total dollar volume of homes sold is up 24%

The hottest market segment right now, in terms of price increases, are condominiums, semi detached houses and townhouses. Their value has jumped by 7.1% relative to the end of May 2006. I can personally attest to the heat of the condo market, as Sarah and I are in the hunt for one right now; we put in a full price offer on one on Sunday to no avail. In stark contrast, the median price of detached homes is down 1.6%, and overall, the median price of all homes sold increased by 1.4%.

One of the main reasons sales are surging while prices remain constant is that there is an abundance of homes for sale – over 1900 listings hit the market in May. Supply and demand are well balanced, and it is a very healthy market.
