		<description>Well done.  Equity growth (Capital Growth) is really the key indicator that I look at when helping my client base.  

&quot;Cap Rate&quot; makes you sound like you know what you are doing when in fact you might be putting your eggs in the wrong basket.  It fails to take into account your financing.  So it&#039;s better than GRM but not as reliable as a full analysis.
